BuildLoan was launched by the self build industry in response to demand for a self build mortgage which overcame the obstacles which self builders traditionally faced.

As with other self build mortgages, the cost of the build and land is worked out and
split into various work stages, but the key benefit of BuildLoan is that the money –
up to 95% of the cost of land and build up to £300,000 and 85% to £500,000 - is released at the start of each stage, giving you positive cash flow right through the project. This makes the build process easier and quicker, as you have funds to pay for labour and materials as they fall due. It also means that you can secure your plot without having to release equity in your existing home.

Live in a caravan on site?

No need!  BuildLoan can run alongside your existing mortgage during the build, allowing you to remain in your own home while building, so you won’t need to move onto site or incur storage costs. BuildLoan lends a guaranteed 85 to 95% of the cost of each build stage and there is no need for any interim valuations – so no costly delays waiting for funds to be released.

Homeowners?

If you already own your own home a self-build mortgage can also be used to fund the extension you have been planning or the new loft conversion you have dreamed of.   The advance cash flow stops the worry of paying the builder and the materials – the cash is agreed and there for you in advance.

First time buyers?

It is an ideal market for the first time buyer to renovate an older house or flat and get onto the housing ladder. People looking to move up the housing ladder quickly are also using refurbishment as a way of accelerating the growth in value of their property. For families, improving and extending a property they currently live in can be a cost effective way of getting the space they need rather than moving house as there are not the costs associated with buying selling and moving.
